The Government have issued amendments to the building Rules duly modifying the existing G.O’s to promote investments in Real Estate sector in the State of Telangana. Principal Secretary, MAUD Shri Arvind Kumar, issued orders to this effect on Monday.
This follows a representation by the Builders/Developers Association to the Government stating that some provisions in building rules are not in consonance with the National building code-2016 issued by Bureau of Indian Standards and requested to simplify the building Rules.
Accordingly various amendments are made in buildings Rules.
Salient features of the G.O.
1. Ventilation of Rooms will be allowed as per Indian Green Building Council Green Homes norms.
2. Allowing Swimming Pools and Terraces subject to fulfilling the conditions under the building permission.
3. Formation of BT/CC roads before issue of Occupancy Certificate. Same is mandatory for the issue of OC.
4. HMWSSB, TS TRANSCO to accept applications for issue of the regular connections before issue of OC. However actual connection will be issued only after issue of OC.
5. Setbacks fixed for High rise buildings as per National Building Code (NBC) – 2016.
6. The road widening cases, floor to floor height, type and shape of the building need not be same before road widening/after road-widening, provided area before road-widening and after road-widening is same in order to encourage individuals to hand over land for road-widening.
